留学生租房合同书

甲、乙双方就留学生租房事宜的有关权利和义务，经签字或盖章确认，达成如下协议：

第一条：甲方将上海上外迎宾馆有限公司房号___室，面积___M²租给乙方（双人房是两名学生合租），供乙方用于住宿和学习，租用期为___天（自_____年____月_____日至_____年____月_____日中午12:00止）。如需延长，乙方须于租房期届满前    天向甲方提出，经甲方同意后方可续租，并办理手续及付费。

第二条：乙方每天的房租为____元，该房价以学年为单位，价格优惠，以学期为单位收费。

第三条：甲方每周一次为乙方更换床上用品和清扫房间。

第四条：甲方为乙方提供24小时热水，根据季节气候变化全天提供中央空调。

第五条：甲方提供乙方免费使用房内设施：床、床头柜、电视机、写字台、饮水机、电话机、路由器及网线，若发生人为损坏，乙方要照价赔偿。

第六条：甲方在4至13楼层的公共区域内为乙方提供电冰箱、电磁灶、微波炉，并有偿提供洗衣机（3元/次）和衣物烘干机（4元/小时）服务。

第七条：甲方为乙方有偿提供桶装水，若有需要请到总台购买水票（18元/张），凭水票和空桶到房务中心（320房间）换取。

第八条：甲方为乙方有偿提供衣物送洗、熨烫，行李寄存等服务，若有需要请到房务中心办理（内线电话：85）。寄存行李时请出示预订单方可寄存，期限为最长不超过三个月，除告知本中心特殊情况外，其余逾期未领取物品将视为放弃物，由本中心予以处理。

第九条：甲方为乙方有偿提供复印、传真，若有需要请到商务中心办理（内线电话：3111）。

第十条：甲方为乙方有偿提供贵重物品寄存保管服务。

第十一条：甲方对乙方租用房期间，房内设施的正常损坏，将给予及时维修和更换。

第十二条：乙方要服从甲方的分房安排，如双人房中的一人退房，造成空床现象，乙方须服从甲方的拼房安排。未经甲方许可，乙方不得私自转让房间。未经甲方许可，乙方不得私自转让房间，如私下出借房间的公费生处以取消公费住宿本中心资格，自费生按本中心有关规定处罚。

第十三条：乙方在签订本合同时，须支付单人间预定金2000元，双人间预定金1000元，入住时一次性支付全部租金，包括住房押金500元。如预定后不按期来住宿，给本中心造成经济损失预付的定金作为赔偿不予退还。

第十四条：根据学校教学规定，学生从____年____月____日报到注册开学至____年____月____日止，共计____天。如学期中途退房只退住房押金，不退房费。退房后遗留在房间内的物品将视为放弃物，由本中心予以处理。

第十五条：入住在本中心4至13楼层的学生，如需在房内使用自购电冰箱，需在使用前向总台申请，获准许后，支付每月30元/台的电费，一学期一次性付款120元/台。本中心提供限量租赁冰箱服务，一学期300元/台。

第十六条：乙方要爱护甲方的公共财物，严禁在房内墙上乱涂、乱画、乱粘贴，或向窗外及走廊里乱扔垃圾，严禁将公共区域内的公共物品私自挪动，若发生人为损坏公物或挪动公用物品，造成甲方经济损失的，乙方要按价赔偿。2019年7月1日起上海市正式实施《上海市生活垃圾管理条例》，乙方必须自觉遵守执行。

第十七条：乙方要自觉遵守甲方的各项规章制度，为了您和大家的安全，出门时请关窗、锁门，确认锁定之后方可离开。乙方在房内严禁留客留宿，一经发现依据《中华人民共和国治安管理处罚法》第五十七条处贰佰元以上伍佰元以下罚款，访客必须在22点之前离开，乙方不可将陌生人带入本中心，房内严禁赌博、酗酒。乙方严禁携带禽畜和其它有碍卫生的物品进入房间。

第十八条：根据上海市公安局与消防部门的有关规定，乙方在入住期间，房内禁止使用电炉、电热杯、电熨斗、电热毯、取暖器、电加热、电磁炉、电烤箱、微波炉等电器设备，一经发现，予以没收。并视情节予以罚款，直至追究法律责任。如遇房内电器设备出现故障，乙方应及时报修，甲方给予及时维修。如发生盗窃或者火警时应及时报告安保（内线电话：3102）或总台（81）。

第十九条：乙方应妥善保管好收费原始收据和房卡。如遇房卡遗失或损坏，应立即报告总台，由甲方负责重新设置芯片，乙方须赔偿20元。同时，乙方不得擅自将房卡借给他人，如发现将追究乙方责任。（注：请在离开房间时拔出房卡，切断房间电源。）

第二十条：本合同未尽事宜或在履行过程中发生争议，甲乙双方应友好协商解决，必要时可提请见证方（丙方）协调解决。本合同为中英文版本，内容若有不一致以中文版本为准，适用中国法律管辖。

第二十一条：本合同一式三份经签字或盖章后生效。（本合同以中文版为准，英文对照附后。解释权归属甲方）。

International Student Rental Contract

Party A: Shanghai SISU Guesthouse Co.Ltd.

Party A and Party B, on matters relating to the rights and obligations of the rental, confirmed by the signature or stamp, reach the following agreement:

Article 1: Party A will lease Room No. ___ at SISU International Students Education Center to Party B (a double room is to be shared by two students), for Party B to use it for accommodation and studying, and the renting period is___days [from____(month) ____(day), _____Year to the noon (12:00) of ____(month)_____ (day), _____Year.  If any extension is needed, Party B should request it    days prior to the expiration of the period, and only with Party A's consent could Party B continue the rental, go through the renewal formalities and make payments.

Article 2:  Party B’s daily rent is RMB ____ yuan, which is a discounted price offered in view of the Party B’s intended use of the room for a whole academic year or years. The rent is payable by semester.

Article 3: Party A will replace the bedding and clean the room once a week for Party B.

Article 4: Party A will supply hot water 24 hours and provide central air conditioning according to the seasonal climate change.

Article 5: The free room facilities which Party A will provide Party B with include: bed, bedside table, TV, desk, drinking water dispenser, telephone, router and Ethernet cable. If any of such facilities is damaged by Party B other than due to natural wear, Party B shall be liable for compensation.

Article 6: Party A will provide Party B with the use of refrigerator, electric induction stove and microwave oven in a dedicated area on floors 4-13 while paid laundry services - clothes washing and drying will be made available at the price of RMB 3 yuan each time for washing machines and RMB 4 yuan/hour for drying machines.

Article 7: Party A will provide Party B with barreled water for a price. Please go to the front desk to purchase prepaid water vouchers (at RMB 18 yuan per voucher) which will be needed together with empty barrels to exchange for barreled water at the Room Service Center (Room 320).

Article 8: Party A will provide Party B with the services of delivering clothing for laundry, ironing and luggage deposit, etc. for a price. Please go to the Room Service Center in case of need (telephone extension: 85). Please show your booking form when deposit your luggage and the maximum period of storage is no more than three months.Except for the special circumstances informed to the center,other items that have not been collected within the time limit will be regarded as wastes and pretreated by the center.

Article 9: Party A will provide Party B with photocopying and faxing facilities and internet access for a price. Please go to the Business Center in case of need (telephone extension: 3111).

Article 10: Party A will provide Party B with valuables deposit service for a price.

Article 11: If there is any natural damage of facilities in the room during the rental period, Party A will do the timely maintenance or replacement for Party B.

Article 12: Party B shall comply with Party A’s room sharing arrangements. If one of the roommates checks out and there is an empty bed in the double room, Party B must follow the Party A’s room sharing arrangement. Without the permission of Party A, Party B shall not transfer the room or bed in privacy. If any government-sponsored student transfers the room or bed in privacy, he or she may be deprived of the entitlement to the accommodation in this center at a preferential price. For self-sponsored students, he or she may be punished according to the relevant Rules of this hotel for such misconduct.

Article 13: When signing this contract, Party B shall make a reservation deposit of RMB 2000 yuan for a single room and RMB 1000 for a double room. All rentals (including a room deposit of RMB 500 yuan) shall be fully paid up with a one-time payment at the time of checking-in. If Party B fails to check-in on time after reservation, the reservation deposit will be used to indemnify any financial loss caused to the Center and will NOT be refunded.

Article 14: According to the University’s regulations, the student shall register for enrolment from _____(month) _____ (day), _____Year] and the semester will last until____ (month) _____(day),_____Year]. totaling ____days. If Party B makes a check-out request midway during the semester, Party A will refund only the room deposit, not the remaining room rentals. Items left in the room after check-out will be regarded as wastes and disposed of by the center.

Article 15: If students living on floors 4-13 need to use a self-purchased refrigerator in the room, they must apply to the front desk before use, and after obtaining the approval, they shall pay RMB 30 yuan/month for electricity for each refrigerator, with a one-time payment of RMB 120 yuan/semester for each refrigerator. Our center provides limited rental refrigerator service with RMB300 yuan per semester.

Article 16: Party B should take good care of Party A’s public property; it is strictly prohibited to scrawl graffiti, draw pictures or attach things on the walls in the room; it is strictly prohibited to throw garbage out of the windows and into the corridors; it is strictly prohibited to move public property in public areas. In case of any damage caused by Party B to the public property or any moving of public objects, thus causing Party A economic losses, Party B shall compensate Party A according to the actual price of such property or objects. And, Party B shall obey and carry out Regulations on Administration of Domestic Garbage of Shanghai which has been implemented since July 1, 2019.

Article 17: Party B should abide by Party A's rules and regulations conscientiously; in order to ensure Party B’s and everyone's safety, please shut the window and lock the door when leaving the room and check if the door has been properly locked; it is strictly forbidden for Party B to let any visitor stay in the room for the night; once caught, the person involved shall be fined at more than 200 yuan and less than 500 yuan according to Article 57, The Law of the People’s Republic of China on Penalties for Administration of Public Security; visitors must leave before 22:00; and no stranger is allowed to enter the Center. It is strictly prohibited to be engaged in gambling, alcoholic drinking, bringing poultry, animals or any other things with a health concern into the room.

Article 18: According to the relevant provisions of Shanghai Municipal Public Security Bureau and Firefighting Department, Party B is prohibited to use electric appliances such as electric stove, electric cup, electric iron, electric blanket, warmer, electric heater, electric induction stove, electric oven, microwave oven, etc. in the room; once discovered, they shall be confiscated and a fine may be imposed; the user may even be subjected to further investigation for legal responsibility based on the situation. In case of malfunctioning of the electrical equipment originally installed inside the room, Party B should promptly report it for repair, and Party A shall provide timely maintenance. In case any theft or fire alarm occurs, it should be reported to security immediately (telephone extension: 3102) or front desk (81).

Article 19: Party B should properly keep the original receipts for payments and the room card. In case a room card is lost or damaged, it should be reported to the front desk immediately; Party A is responsible for resetting the chip and Party B needs to pay RMB 20 yuan for such lost or damaged room card as compensation. Meanwhile, Party B shall not lend the room card to others, otherwise Party B will be held accountable for such behavior. (Please remove the room card from the power socket when you leave the room in order to shut down power supply for the room.)

Article 20: For matters not covered in this contract or in case of any dispute arising from the performance of this contract, it should be settled through friendly negotiations between Party A and Party B and such dispute may be referred to the witnessing party (Party C) for coordination and solution where necessary.

Article 21: This contract is made in triplicate; it will take effect upon the signatures or stamps of the parties hereto. (The Chinese version of this contract shall prevail and the English version is attached for reference. The right of interpreting the contract vests in Party A). This contract is written in English and Chinese.In case of any inconsistency,the Chinese version shall prevail and shall be governed by Chinese laws.
